    Hi,

    I'm looking at buying an old semi detached house 1200sq ft in need of serious updating, I have attached an image of the property layout and would be looking at doing to following:

    Attachment not found.

    Insulating attic and drylining external walls.

    Replacing gas boiler with efficient boiler.

    Knocking wall between kitchen and diner, spending around €7000 on a new kitchen. Average cost tiling this new space.

    Knocking wall between bedroom 4 and bathroom to create larger bathroom, installing full new bathroom suite again nothing too expensive but good quality. Tiling.

    Converting garage to small bedroom so replacing garage door with window.

    Semi solid wood flooring to living room and hall. Laminate wood flooring upstairs and converted garage.

    Removing wallpaper throughout and painting.

    Anyone care to take a very rough guess at the cost of this including all flooring materials and labour?
