House survey - recommend an engineer in Cork?

    Hi all,

    I'm going to buy an house in Carrigaline, Cork.

    I'd like to know if anyone know a reliable and not much expensive engineer in Cork in order to get a good house survey.
    Moreover I'd like to know if will be possible ask to the engineer during the survey do some major work like open an arch in the wall between kitchen and living area :p

    Anyone has some good advice?

    Ok do you want a survey for the Bank as in detailed statement of the condition of the house? or do you need someone to check the structure of the house before you your self decide as in potential for expansion as you said the kitchen?

    Actually I'd like to do both...
    I'd like to have the survey for my self and the bank in order to be sure that I'm not wasting money in a property with some issue like structural, electrical etc...
    And I wish at the same time be sure that I can open the wall between kitchen and living area since I could feel that is a supporting wall. :D

    I used Kieran Barry just google him he is on line and in carrigaline he gave a full report this was almost 10 years ago , it isn't cheap but neither is a house and if you buy a lemon then you will soon regret not investing in a good engineer , I myself work in engineering and to be honest apart from the report which is necessary for the bank houses are basically simple. I know myself when I bought my house I had the drains surveyed and the Chimney I could see with the similar houses they had shown signs of collapsing this cost at the time 100 euro with munster drains but it gave me peace of mind knowing the existing problem in the similar houses , the level of insulation in the walls is also important. The planned expansion is easy with the limited information you gave on the thread its a semi detached with a small kitchen and room beside it backing onto the living room . This is easily don with a steel beam clad in wood ( as I did ) or plaster board for desired finish . It would be more efficient and also cost wise to get at least 2 quotes for the work from builders this will give you a better Idea.
    Anyways Kieran gave me a detailed report for the Bank which I needed but the rest I could have done and did myself .

    Hi its not a case of permission Kieran Barry can do the lot for you but its down to costs as in its a house the structure is basic you want to remove a wall and increase the floor space of a kitchen if this is all you want to do any builder worth his salt can do it for you you just need to ensure the floor above is properly supported if the modification you plan to do are more drastic then you would be better advised to employ maby an architect ,there are pleanty of these about .

    Yea that's what it costs he isn't cheap but as I said earlier you get what you pay for, this is mainly for the report your paying. If you want to get surveys specific on the house done the then you need to pay for these seperate . The survey is general condition if you want specifics it would cost more he will comment of finishes and identify problems for that fee he will not offer solutions and the comments will be general unless you agree this prior to undertaking his services.
    The hourly Rate for an engineer is 50-80 euro an hour your paying for 10 hours approx. including the typing of the report and site visit so its not a lot also as he is local he knows the houses in the area and more importantly there faults .
